Tenancy rental - £23,000 plus VAT in the first year
A superb tenancy opportunity which would suit an experienced, creative and energetic individual or couple to develop The Abingdon Arms into a flourishing village pub and destination. As a free-house supplying locally-sourced ales and quality fresh produce, The Abingdon Arms will be inviting for the local community and will also attract diners from far and wide looking for an authentic country pub location and welcoming atmosphere.
The keys to success will be:
- to effectively run the kitchen for the local and destination food trade to consistent high standards
- to offer excellent local beers and local produce where possible, and
- longer-term to provide opportunities which would be of value to the wider community of all ages in the surrounding villages
Relevant industry experience and a Personal Licence are essential.
The Abingdon Arms is a traditional, Grade II listed, Cotswold stone public house dating from the early 1700s. Situated in Beckley, to the north-east of Oxford and not far from Oxford city centre, this affluent village has a highly-rated primary school, and an exciting new village hall is now open.
The Abingdon Arms has a traditional wooden-beamed interior with an integrated bar/seating area and a separate dining facility. It has inviting log-burners, is child and dog friendly, and is frequented by walkers, cyclists, birdwatchers and visitors from Oxford and the wider area. The pub has 52 covers delivered from a spacious catering kitchen and there is every opportunity to expand food sales considerably.
Outside, there’s a small front terrace with seating and to the rear a terraced, well-appointed beer garden with around 16 tables and beautiful views across the Otmoor Nature Reserve. There is a private car park for around 15 vehicles plus on-street parking.
The spacious upstairs private accommodation is suitable for a couple or family, and includes three bedrooms, bathroom, lounge and landing / kitchen area, and is in generally good condition.
The only pub in the village, The Abingdon Arms is registered as an ‘Asset of Community Value’. The Beckley & Area Community Benefit Society is buying the pub on behalf of the community, and will complete the purchase by the end of January.
