There is a small but unique single trade area which is split into two
areas served by a small island bar.

The accommodation is separated into the two parts of the pub with two
separate external entrances leading staircases to a first and a further
second floor above one side of the Pub. There is a staircase behind the
bar which leads to the first floor which has a small bedroom, double
bedroom, bathroom, Kitchen and Lounge area. A separate floor leads to
a further single and double bedroom. The staircase above the cellar
leads to a single, double, Kitchen and Living Room.
Entry costs approx £25,650 which includes fixtures and fittings, stock,
glassware, crockery, cutlery, fuel and cleaning materials, legal, brokers
and stocktaking fees, training fees, Schedule of Conditions, working
capital and deposit (25% of head rent, minimum £6,000). The Fixtures
and Fittings are an estimated cost at this time until a formal valuation
is available. Other costs are for the purchase of initial stock and the
first weeks order.
You will need to estimate the turnover you expect to achieve from the
pub, with regard to food and accommodation (if applicable). Barrelage
