We are looking for an experienced tenant to build upon the thriving pub business at The Abingdon Arms, Beckley, not far from the centre of Oxford- an award-winning free house with living accommodation and no ties.
About the pub
The Abingdon Arms is a traditional, Grade II listed, Cotswold stone public house dating in parts from the early 1700s. It is situated in the delightful village of Beckley close to Oxford and surrounded by several other attractive villages which have traditionally considered The Abingdon Arms to be their “local”. The affluent village of Beckley has a well-established and highly-rated primary school, a medieval church and a popular village hall. With good access from the A34 and M40 it is a popular destination pub and mecca for cyclists, walkers, and bird watchers visiting the nearby RSPB Otmoor Nature Reserve.
Operating and Private Facilities
The pub has an attractive interior with a traditional wooden-beamed bar area and seating for 20, a separate dining area which seats another 30+ and wood-burning stoves throughout. With a well-equipped trade-kitchen, there is every opportunity to expand food sales and build on the current offering. Outside, there’s a well-appointed terraced garden with approximately 50 covers and incredible views across the RSPB Otmoor Nature Reserve and the Oxfordshire countryside. Brand new fully-accessible toilets for any customers who have restricted mobility were opened in July 2019.
The spacious upstairs private accommodation is suitable for a couple or family, or for staff, and includes three bedrooms, bathroom, kitchen/landing area and lounge.
To the delight of the community, The Abingdon Arms was purchased from its previous pub company owners by the Beckley and Area Community Benefit Society in 2017. Free of all ties, the pub was reopened in July 2017 by the current tenants who have since successfully developed the business and, along the way, have received notable awards and reviews. Furthermore, the pub-offering is complemented by a varied ‘More than a Pub’ programme of community events each month.
Current annual turnover is in the region of £450k per annum, and we have every confidence that the right tenant can significantly exceed this.
Rent - £30,000 + VAT in the first year, payable monthly in advance

It’s vital for the pub to succeed with the support of our community that we find the right tenant. The following are some broad guidelines on what the successful tenant is likely to offer (but we are open to be persuaded by you that your qualities are what we need!):
- The capable and engaging personality required to create a warm, welcoming, friendly and efficient pub
- Solid experience in the hospitality industry, preferably running a successful pub or restaurant
- Commercial and marketing acumen
- An understanding of what makes great customer service, and a passion to deliver it
- A willingness to work closely with BACBS to achieve our vision of a community pub, both in terms of the offer and also our programme of community activities
- A well-thought through business plan, with the requisite initial funding
